Vancouver-based real estate developer PortLiving and world-renowned Japanese architect Shigeru Ban have unveiled plans for an upcoming hybrid timber structure said to be the tallest in the world. If so, this would mean it will be higher than other CLT wood structures, such as the 34-story design planned for Stockholm.
The residential high-rise Terrace house, which will be located in Vancouver’s Coal Harbor neighborhood, may set a new standard for urban luxury in design, sustainability and engineering innovation. The high-rise will feature a cross-laminated timber frame supported by a concrete and steel core. Wood for the project will be locally sourced from British Columbia, minimizing its carbon footprint.
Cross-laminated timber has been gaining popularity as of late, due to its lightness, sustainability, and ease of use. Planks of timber are glued and orientated at 90 degrees to each other, and are then crosslaid in layers. Those pieces are then shipped to construction sites and can be assembled by just a few workers, even for large buildings.
Its use in tall wooden buildings has also been growing. London, Stockholm, and Quebec are just a few of the cities who either already have large timber towers or have one in the works. Recent plans include a Swedish firm’s 436 ft. residential wood skyscraper in Stockholm, while a 12-story mixed wood high-rise is planned for construction in Portland, Oregon.
Building codes are being adjusted in Oregon and Washington State to permit the tall wood structures. But CLT hasn’t gone without opposition.

Last month we saw cross-laminated timbers installed at the Albina Yard project in Portland. It was the first use of U.S.-produced CLT in a building-wide structural system.
The first level of CLT (4,000 square feet) on Albina Yard went up in fewer than four hours. Last week, the second level was installed by a crew of seven in under two hours. Pretty remarkable, considering the contractor says it would have taken at least twice as many people two days or more to frame the same amount of floor space using traditional methods. Albina Yard is a four-story, 16,000-square-foot creative office project in north Portland. Besides its snazzy design by LEVER Architecture, the project is most notable for being tangible evidence that the U.S. CLT industry is officially off the ground.
There’s been a lot of buzz around CLT and mass timber in general over the past several months in Oregon and around the country — and rightly so. Besides drastically improved speed of construction (and the savings that go with that), mass timber offers significant environmental benefits. This includes tremendous carbon-storing capacity. Half the dry weight of wood is carbon. It got there when the trees were growing and absorbing carbon dioxide from the atmosphere. That carbon remains locked up for as long as the wood remains in use (a nine-story wood structure in China is now 959 years old—nearly a millennium). The new trees planted to replace those that were harvested start the carbon cycle all over again.
According to a quick, back-of-the-napkin calculation, Albina Yard, which is small by commercial construction standards, stores about 80.5 metric tons of carbon. That’s equivalent to offsetting 295 metric tons of CO2 emissions.
A larger Portland mass timber building, Clay Creative (60,000 square feet), stores more than 1 million pounds of carbon. Its total of 457.5 metric tons offsets 1,678 metric tons of CO2 emissions. “An additional 3,574 metric tons of CO2 emissions were avoided by using wood rather than concrete and steel,” says Dr. Jim Bowyer, an expert on the subject at Dovetail Partners, Inc.

Wood is a go-to material for floors, doors, furniture, and now, a skyscraper—the very first of its kind in the U.S. Construction on Portland, Oregon’s wood high-rise, Framework, is slated to begin this October. The 12-story mixed-use building—a collaboration between local firm Lever Architecture and real-estate developer Project—will be made primarily from timber. Thomas Robinson, Lever Architecture’s founder, says his company is interested in “exploring the relationship between materials, experience, and the environment—how the way we build impacts the way we live and the environment as a whole.”
To highlight the innovative design, the structure will be centered around a visible vertical core and capped with a roof deck framed by wood columns. Flexible, sturdy, and lighter than materials like concrete or steel, timber has a high strength-to-weight ratio. Framework’s design includes cross-laminated wood panels, engineered of stacked lumber, for floors and ceilings, and glue-laminated timber for beams and columns.
Inside, a double-height community space will feature a public exhibition documenting the building’s creation and impact, plus a second-floor garden terrace. Visitors will be able to roam retail spaces on the ground floor, while above there will be five floors of offices and five floors of affordable housing.
The “forest to frame” philosophy behind the building reflects its relationship between urban construction and rural lumber manufacturing. This project creates more opportunities in both industries, which were gravely affected in the recession. “Framework stands as a model for sustainable urban ecology,” says Robinson. And there are copious environmental benefits: Buildings made primarily of wood have significantly lower carbon emissions and use less energy than those made from traditional materials. Earlier this year, the U.S. Department of Agriculture took notice. It solicited designs for a tall wood building competition, and the Framework team won an impressive $1.5 million grant to fund further research and development—the structure is expected to be finished by December 2017.

We ask: If the 19th century modern building material technology was associated with steel and the 20th century with concrete, could the 21st be the century of “MCT,” mass construction timber? Wood, one of the world’s oldest (and greenest) building materials, was the de facto construction material in American cities for over two centuries, falling out of favor when non-combustible materials capable of building high and wide emerged.
Today, highly engineered timber, sized to compete with these structural systems, is making a comeback in Europe, especially in Germany and in Austria, where the world’s first 8-story “ply-scraper” was recently completed. Stateside, the Boston Society of Architects recently featured Urban Timber, an exhibit showcasing innovative developments in wood technology and construction, and the U.S. Department of Agriculture is sponsoring a $2M ideas competition for the design of tall wood buildings. Given all of this hoopla, one could assume that we are on the verge of a global timber revolution, yet the U.S. is lagging far behind our European neighbors. In fact, to date, neither the U.S. nor Canadian building codes explicitly recognize mass timber structural systems.
Deeply committed to sustainability, we made the choice to dive feet first into connecting with the past to build the future by employing MCT for the primary structural system of our University of Massachusetts Amherst Design Building. Designed with Equilibrium Consultants, one of the world’s foremost timber engineers, the building will house the university’s Departments of Architecture, Landscape Architecture, Regional Planning, and Building Construction Technology, and is now under construction. Permitted through a variance application using the “alternative” method provisions of the building code, our 87,000-square-foot building furthers the university’s educational mission by incorporating examples of the inherent departments’ design practices. Targeting LEED Gold, it will be among the first MCT structures in the region when completed in 2017.
Laminated technologies, first developed in Europe in the 1980s, are allowing us to fabricate fairly massive timber components for the Design Building using small diameter trees sustainably harvested from managed forests. Our selected timber, black spruce, was sourced from Canada’s Boreal forest region, an area that constitutes the world’s largest land based biome. It is constituted to stand up to fire and maintain its structural integrity.

Developer Hines has broken ground in Minneapolis’ North Loop on its all-timber office building, the first commercial property in the U.S. to use an engineered wood material for its interior and structure.
The Houston-based real estate company announced Monday the start of construction on the 220,000-square-foot, seven-story office building (being called T3 for its emphasis on timber, transit and technology) that has garnered national attention.
Hines hired Vancouver-based Michael Green Architecture, in conjunction with DLR Group, to design the building. Michael Green is among the world’s foremost experts in heavy timber construction and an advocate for timber as a sustainable building material. While old-growth timber — the kind needed to support the weight of a tall building — is unavailable for construction today, an engineering process that presses smaller pieces of wood together can re-create the load capacity of heavy timber.
Following the initial announcement in November, the Wall Street Journal showcased the project, saying it will be the tallest modern all-timber structure in the U.S. once completed. Hines said Monday that it expects the building to open in early fall 2016.
