Portland State University Tests CLT’s Seismic Strength

When the 12-story Framework building planned at Portland’s Northwest 10th Avenue and Glisan Street is complete, it may look to passers-by like any other Pearl District condo tower.

But it will hold a special distinction in the sustainable building world: the nation’s tallest building made primarily from mass timber (long pieces of timber, glue-laminated together).

Designers and engineers across the country are chasing an innovative style of mass timber construction pioneered in Europe, which they believe will go a long way to reduce the carbon footprint of large buildings.

The breakthrough came with the development of cross-laminated timber or CLT: Large, layered flat panels used as floors and walls (rather than just beams as vertical posts).

As Oregon moves on multiple fronts to take the national lead in all-wood construction for tall buildings, Portland State University stepped up early to do basic research. PSU won a three-year, $400,000 National Science Foundation grant to study two aspects of mass timber construction: its sustainability and how well it resists earthquakes.

America’s First Wood High-Rise Building To Debut In Oregon

Wood is a go-to material for floors, doors, furniture, and now, a skyscraper—the very first of its kind in the U.S. Construction on Portland, Oregon’s wood high-rise, Framework, is slated to begin this October. The 12-story mixed-use building—a collaboration between local firm Lever Architecture and real-estate developer Project—will be made primarily from timber. Thomas Robinson, Lever Architecture’s founder, says his company is interested in “exploring the relationship between materials, experience, and the environment—how the way we build impacts the way we live and the environment as a whole.”

To highlight the innovative design, the structure will be centered around a visible vertical core and capped with a roof deck framed by wood columns. Flexible, sturdy, and lighter than materials like concrete or steel, timber has a high strength-to-weight ratio. Framework’s design includes cross-laminated wood panels, engineered of stacked lumber, for floors and ceilings, and glue-laminated timber for beams and columns.

Inside, a double-height community space will feature a public exhibition documenting the building’s creation and impact, plus a second-floor garden terrace. Visitors will be able to roam retail spaces on the ground floor, while above there will be five floors of offices and five floors of affordable housing.

The “forest to frame” philosophy behind the building reflects its relationship between urban construction and rural lumber manufacturing. This project creates more opportunities in both industries, which were gravely affected in the recession. “Framework stands as a model for sustainable urban ecology,” says Robinson. And there are copious environmental benefits: Buildings made primarily of wood have significantly lower carbon emissions and use less energy than those made from traditional materials. Earlier this year, the U.S. Department of Agriculture took notice. It solicited designs for a tall wood building competition, and the Framework team won an impressive $1.5 million grant to fund further research and development—the structure is expected to be finished by December 2017.

Oregon Firm Is Pioneering Tall Wood Building

Portland is growing up—adding high-rises, increasing density, and pricing many people out. But two local firms are exploring a state-of-the-art building material that could help solve the city’s affordability problem, create living-wage jobs in rural communities, and help save the planet. It’s wood.

Right now, Portland-based LEVER Architecture and real estate development firm Project^ are designing a 12-story mixed-use wood building in the Pearl District that will be made primarily of a material called cross-laminated timber (CLT).

That’s an unheard of height for wood structures, which top out at six stories in most of the US. And it’s not the project’s only unique attribute. Five of those stories will be affordable housing, something Portland desperately needs.

LEVER and Project^ have partnered with Beneficial State Bank (which owns the property at 430 NW 10th), Albina Community Bank, and the housing agency Home Forward on the development, which they’re calling Framework.

The team’s ideas received national attention: In September, the US Department of Agriculture awarded the project a $1.5 million grant—money that will help alleviate the cost of proving to state and local building authorities that tall wooden buildings can meet safety requirements for earthquakes, fires, and other perils.

U.S. Tall Wood Building Prize Competition Winners Revealed

U.S. Secretary of Agriculture Tom Vilsack, in partnership with the Softwood Lumber Board and the Binational Softwood Lumber Council, recently announced the winners of the U.S. Tall Wood Building Prize Competition. The two winning development teams were granted a combined $3 million in funding to support the development of tall wood demonstration projects in New York and Portland, Oregon.

At a press conference hosted in New York this morning, Secretary Vilsack congratulated the competition winners. “The U.S. wood products industry is vitally important as it employs more than 547,000 people in manufacturing and forestry, with another 2.4 million jobs supported by U.S. private forest owners,” said Vilsack. “By embracing the benefits of wood as a sustainable building material, these demonstration projects have the ability to help change the face of our communities, mitigate climate change and support jobs in rural America. I look forward to seeing how these two buildings help lead the way in furthering the industry.”

Next-generation lumber and mass timber products are becoming the latest innovation in building. Innovative new technologies and building systems have enabled longer wood spans, taller walls, and higher buildings, and continue to expand the possibilities for wood use in construction. Mass timber wood products are flexible, strong, and fire resistant, and can be used as a safe and sustainable alternative to concrete, masonry, and steel. Using wood helps to reduce greenhouse gas emissions by storing carbon and simultaneously offsetting emissions from conventional building materials.

Wood can also help struggling rural forest communities. During the Recession, the drop in new construction and decline in home remodeling had a deep impact on wood manufacturing. However, if next-generation wood products can penetrate just five to fifteen percent of the non-residential North American market, it would mean roughly 0.8 – 2.4 billion board feet of lumber consumed annually. To put that in real-world context, roughly 35 jobs are created for each million board feet of wood processed.

The two winning proposals – Framework and 475 West 18th – were selected by a panel of distinguished jurors in the architecture and engineering fields who are familiar with innovative wood building systems. While each took a unique approach, both projects met the Competition’s criteria to showcase the safe application, practicality and sustainability of a minimum 80-foot structure that uses mass timber, composite wood technologies and innovative building techniques.
